Switchable Smart Film Preserves Views at Vita at Grove Isle
Purpose of the Project
Vita at Grove Isle is an exclusive collection of just 65 luxury condominium residences situated on a private island in Biscayne Bay, Miami. Developed by CMC Group, the property features meticulously crafted interiors and breathtaking waterfront views.
Each residence includes a nearly 10’ x 10’ bathroom glass curtain wall overlooking the Atlantic Ocean and the Bahamas. While these expansive windows maximize natural light and views, they also create privacy concerns for future residents. Seeking a solution that matched the property’s elevated standards, CMC Group selected IES Window Films and Vista Window Tinting of Florida to work collaboratively to provide a premium privacy solution.
Film Solution
After evaluating available technologies, Smart Tint® switchable film was chosen for every bathroom glass curtain wall.
When powered off, Smart Tint® remains crystal clear, preserving unobstructed ocean views. At the touch of a button, the film instantly transforms to a frosted finish, providing complete privacy while still allowing natural light to pass through. The film also offers UV protection, helping safeguard interior finishes from sun damage.
Due to the custom nature of the product, each panel was precisely measured and manufactured to fit its designated glass wall. Installation required a meticulous multi-step process, including electrical verification, surface preparation, film application, wiring connections, functionality testing, edge sealing, and the installation of custom frame caps for a seamless finished appearance.
Challenges
As a high-profile luxury development, the project required careful coordination among multiple trades working simultaneously throughout the building. Maintaining a clean environment was critical, as airborne drywall dust, tile debris, and other construction materials could compromise the installation of this delicate specialty film.
The team worked closely with site management to schedule installations at the appropriate construction stages, ensuring optimal conditions while maintaining project momentum.
Another challenge involved concealing the electrical wiring required to operate the film. To preserve the refined aesthetic of the window framing, the team developed a custom 3D-printed cover that discreetly concealed the wiring while matching the frame’s finish and appearance.
Outcome
Despite the complexities of the installation, I.E.S. Window Films and Vista Window Tinting of Florida successfully completed the project in three phases over four weeks, meeting the client’s construction schedule.
Through effective communication, collaboration, and adaptability, the team delivered a sophisticated smart glass solution that complements the elegance, privacy, and world-class views of Vita at Grove Isle.
